Bilyana Townhouses

Positioned on the coveted Bilyana Street in the heart of Bulimba, the Bilyana Townhouses offer the perfect lifestyle choice for active professionals or empty nesters wanting to downsize and unwind. Previously the site of an old rundown cottage, Guymer Bailey Architects was engaged by the developer to maximise the site with the design of a series of high-end townhouses.

Overcoming a number of challenging town-planning issues including tight overlooking and overshadowing constraints in a character area, we were able to design five large modern three-bedroom townhouses over three-storeys. This was accomplished by designing a roof form that didn’t appear as a typical three-storey townhouse. In keeping with the innovative design, a new sustainable lightweight cladding system, known for its superior thermal performance was used on the outside of the properties.

The first floor of each townhouse has been designed to entertain guests in style, boasting seamless indoor and outdoor living with a fully retractable glazed sliding door to an oversized balcony that captures gentle breezes and allows for cross ventilation. The townhouses have also been designed to a 6-star energy rating and feature a single or double lock-up garage on the lower level.

Stage A works included the refurbishment and extension of an existing two-storey classroom block as well as the construction of a new covered walkway through the centre of the school.

PROCESS

Open timber stairs and bridges designed with nautical detailing, allow access to the bedrooms and bathrooms, and the study overlooks the double garage with views of its beautifully planted roof. A water feature in the main entrance draws natural sunlight to the entryway, and a reflective pond in the back garden laps against the boat ramp that links the home to the canal.

METHODOLOGY

With a focus on sustainable design, an angled band of transparent glazing that separates the roof from the house to allow natural sunlight into living spaces, while heat is controlled through the thick limestone brickwork, deeply recessed glass and inverted parasol roof. The home also utilises solar panels and underground concrete water tanks for irrigation and grey water use.
