Big Housing Build Victoria

Guymer Bailey Architects are co-authors with Norman Disney and Young of Building Services and Architect Assessment Reports for the Homes Victoria Technical Advisory Services. The reports provide a review of building engineering and architecture to advise of compliance with relevant department standards and guidelines applying to social housing development proposals seeking funding as part of the State government Big Housing Build.

Our peer review assessments are based on suitability of the proposals to meet the standards of Better Apartment Design Standards, Liveable Housing Design Guidelines to Silver Level, and the Housing Design Guidelines.

To date 15 sites have been assessed, with the scale ranging from low to medium density containing between 3 and 10 individual dwellings or apartments, up to 40 apartment developments. There are a variety of residential types including compact single dwellings, multi-residential share accommodation with communal amenities, multi-residential multiple individual apartments with communal space and facilities. The sites are distributed across the state in both regional and metropolitan areas.

Stage A works included the refurbishment and extension of an existing two-storey classroom block as well as the construction of a new covered walkway through the centre of the school.

PROCESS

Open timber stairs and bridges designed with nautical detailing, allow access to the bedrooms and bathrooms, and the study overlooks the double garage with views of its beautifully planted roof. A water feature in the main entrance draws natural sunlight to the entryway, and a reflective pond in the back garden laps against the boat ramp that links the home to the canal.

METHODOLOGY

With a focus on sustainable design, an angled band of transparent glazing that separates the roof from the house to allow natural sunlight into living spaces, while heat is controlled through the thick limestone brickwork, deeply recessed glass and inverted parasol roof. The home also utilises solar panels and underground concrete water tanks for irrigation and grey water use.
